That’s why we offer our ✍️Commitment-Free Promise: if at any point you’re not completely satisfied with our service, you can cancel your management agreement with just 30 days’ written notice—no penalties, no hidden fees. We’re confident in our value and committed to earning your business daily.

Promise 2: 💼No Resident, No Fee Promise

With our 💼No Resident, No Fee Promise, you don’t pay us a dime until we deliver real results. When you choose us to lease your property, we take care of everything upfront—at no initial cost—until we secure a qualified resident. That includes professional photos, marketing, property showings, comprehensive resident screening, lease preparation, security deposit handling, and a detailed move-in inspection. We take on the upfront work and risk because we believe in earning your trust through performance, not empty promises.

Promise 3: 🗓️On-Time Owner Draw Promise

We promise to process your owner draw (the net income after all property-related expenses, such as management fees, repairs, etc.) by the 🗓️10th or the next business day of each month, as long as sufficient funds are available. That’s our On-Time Owner Draw Promise—and if we fail to meet that deadline, we’ll waive our management fee for that month. It’s our way of showing you that we take your cash flow seriously and value your trust in our process.

Promise 4: 🗂️ 24/7 Owner Portal Promise

We believe you should have easy access to your property’s performance anytime you want it. That’s why we offer our 🗂️24/7 Owner Portal Promise. You’ll have secure online access to monthly statements, inspection reports, invoices, tax documents, and rental history—all in one place, available whenever needed. It’s part of how we keep you informed, in control, and confident in managing your investment

Leasing & Vacancy Protection

Promise 5: ⏳30-Day Leasing Promise

We know that every day your property sits vacant, it costs you money. That’s why we offer our ⏳30-Day Leasing Promise. If we can’t find a qualified resident for your vacant unit, listed at our recommended rent, within 30 days of going on the market, we’ll waive your next management fee and continue to waive it until a resident is placed. This promise is our way of sharing the burden of vacancy and showing that we’re just as motivated as you are to lease your property quickly and responsibly.

Promise 6: 🔄Stay or Replace Promise

We’re confident in the residents we place and back that up with our 🔄Stay or Replace Promise. If a resident we’ve placed doesn’t fulfill at least 10 months of their lease term, we’ll find a replacement resident for you at no additional cost. It’s our way of ensuring stability, protecting your income, and showing that we’re invested in long-term results, not just quick placements.

Promise 7: 🛡️Eviction Protection Promise

We stand behind our resident placement process, so we offer our 🛡️Eviction Protection Promise. If a resident we place is evicted within the first 12 months of their lease, we’ll cover up to $1,500 of the legal and court-related expenses. Our thorough screening and commitment to quality help minimize risk, but if the unexpected happens, you’re protected. It’s just one more way Cruise Property Management puts your peace of mind first.

Property Condition & Compliance

Promise 8: 2️⃣Twice-a-Year Walkthrough Promise

We believe in being proactive, not reactive. That’s why we offer our 2️⃣Twice-a-Year Walkthrough Promise at no additional cost. We complete one walkthrough approximately every six months. These walkthroughs help us catch issues early, ensure lease compliance, and give you peace of mind, knowing your property is adequately cared for.

Promise 9: 🧐 Inspection Fee Protection Promise

We understand that inspections from cities, villages, or housing authorities can pressure property owners unexpectedly. That’s why we created our 🧐Inspection Fee Protection Promise. If a property we manage fails an official inspection and a re-inspection fee is charged, we will cover that cost. This promise reflects our confidence in maintaining your property to code and our commitment to handling the details that protect your investment and your bottom line

Promise 10: 🐶Pet Damage Protection Promise

We understand that pets can be a concern for many property owners. That’s why we offer our 🐶Pet Damage Protection Promise. For any pet we approve through our screening process, we provide up to $1,500 in damage protection for pet-related damages that exceed the security deposit. This gives you added peace of mind and financial protection while allowing your property to remain competitive in a pet-friendly rental market.
