Key takeaways for Antioch owners
- The median Antioch rental closed at $1,895 over the twelve months ending September 2026, across 35 closed leases.
- Two thirds of everything that rented was a detached single-family house, which is an unusually house-heavy mix for Lake County.
- The median home rented in 25 days, and about 63% of leases were signed inside 30 days.
- Antioch has an old housing stock, with a median build year of 1978, so maintenance reserves matter more here than in newer Lake County suburbs.
About Antioch, IL
Antioch sits at the far northern edge of Lake County, on the Wisconsin border, with a population of roughly 15,000 in the village itself. The village is known as the gateway to the Chain O'Lakes, and the waterway system shapes a good deal of the local housing. Antioch Community High School enrolls about 1,300 students in Community High School District 117. Manufacturing, health care, and retail are the largest employment sectors for residents, and the Pickard China factory has operated in the village for generations.
This report describes what rented in Antioch during the twelve months ending September 2026. It makes no claim about how the market has changed over time, for a reason explained in the methodology note at the end.
What actually rents in Antioch
Antioch is a house market. Detached single-family homes accounted for 23 of the 35 leases, or about 66% of everything that rented. That is close to the inverse of a town like Grayslake, where townhomes and condos make up roughly two thirds of closings.

Property style | Share of leases | Leases | Median rent | Median days on market | Typical year built |
Detached house | 66% | 23 | $2,500 | 26 | 1958 |
Townhouse | 20% | 7 | $1,600 | 25 | 2003 |
Condo, stacked | 14% | 5 | $1,575 | 20 | 1988 |
The townhouse and condo rows rest on 7 leases and 5 leases, so treat those medians as directional. The share figures are firmer than the rent figures, because it takes far fewer transactions to establish that a market is house-dominated than to pin down the typical rent within a small category.
The gap between the house median and the attached median is wide at roughly $900. Most of that is space. Antioch's attached inventory is dominated by two-bedroom units, and its detached inventory skews to three and four bedrooms.
What Antioch rentals rent for
The median closed rent was $1,895 and the average was $2,178. That spread between median and average is unusually wide, and it comes from a genuinely split inventory. Closings ran from $1,195 at the low end to $3,800 at the high end, with lakefront and larger family houses pulling the top of the range well above the middle of the market.

Bedrooms | Leases | Median rent |
1 | 3 | $1,300 |
2 | 16 | $1,650 |
3 | 10 | $2,575 |
4 | 6 | $3,398 |
Two-bedroom units are the deepest part of the Antioch market at 16 of 35 leases, and they are also the cheapest tier with real volume behind them. The jump from two bedrooms to three is the largest step in the table at roughly $925, which is a much steeper increment than most Lake County towns show. An owner deciding whether to finish a third bedroom in an Antioch house has an unusually strong argument for doing it.
The one-bedroom and four-bedroom rows carry 3 and 6 leases respectively, so those two medians should be read as indications only.
How long it takes to rent
The median Antioch home rented in 25 days. About 63% of leases were signed within 30 days of listing, and about 26% took longer than 60 days. The average of 41 days runs well above the 25-day median, which tells you the slow quarter of the market is very slow.
That split matters more than the headline number. A correctly priced Antioch house is renting inside a month. The homes dragging the average up are generally the ones that opened above the market and spent six weeks proving it.
About 35% of all Antioch listings over the window were canceled or expired without renting, which is the highest failure rate among the Lake County towns tracked so far. In a market this small, that figure is the clearest signal available that asking rents are frequently set above what the town will pay.
How old the housing stock is
The median Antioch rental was built in 1978, making the typical home about 48 years old. Detached houses skew older still at a 1958 median, while townhomes are much newer at 2003.
That has direct budget consequences. A 1958 house is at or past the replacement window for roofing, furnaces, water heaters, service panels, and sewer laterals all at once. Owners buying Antioch detached inventory for the rent numbers above should underwrite capital reserves at the level an older home actually requires, and should expect the maintenance line to run heavier than a Lake County average built on much newer stock.
Antioch vs Lake County
Both columns cover the same twelve months, October 2025 through September 2026.
Metric | Antioch | Lake County | Difference |
Median rent | $1,895 | $2,494 | -24% |
Median days on market | 25 | 25 | Even |
Median home size | 1,400 sqft | 1,415 sqft | -1% |
Rent per sqft | $1.47 | $1.83 | -20% |
Closed leases | 35 | 1,532 | 2% of county |
Antioch rents about 24% below the county median on homes of almost exactly county-average size, which puts rent per square foot about 20% under the county. Renters get comparable space for meaningfully less money, and owners accept the lower rent per foot as the cost of sitting at the top of the county, away from the Metra corridor and the larger job centers to the south.
The speed column is the encouraging one. Antioch matches the county exactly at a 25-day median, so the discount buys tenants and costs no extra time. A cheaper market that also rents slowly would be a harder case to make.
What this means for Antioch property owners
- Underwrite Antioch as a house market. Two thirds of demand is for detached homes. Condo and townhome inventory here is thin, and it rents for roughly $900 less.
- Price to $1.47 per square foot. On a 1,400 square foot home that comes to about $2,060. The county benchmark of $1.83 would put the same home near $2,560, which is where Antioch listings stall.
- The third bedroom pays. Median rent steps from $1,650 at two bedrooms to $2,575 at three. Few improvements in Lake County return that kind of gap.
- Budget for a 1958 roofline. The typical detached rental here predates most of the county's stock by decades, and reserves should be set accordingly.

Methodology. Data source, MRED MLS Grid. Antioch closed residential lease transactions for the twelve months ending September 2026, 35 closed leases. Property style is derived from StoriesTotal, EntryLevel, and UnitNumber, because MRED publishes no property subtype on rental listings. Year built is reported for 33 of the 35 leases. Categories with fewer than 20 leases are labeled with their lease count in the tables above, and should be read as directional. Canceled and expired listings are excluded from all rent, size, and days-on-market figures, and are used only for the share-of-listings-that-did-not-rent figure. The Lake County comparison covers all closed Lake County, IL, residential leases for the same twelve months, expressed as the median of monthly medians. Antioch closes roughly 35 leases a year, which is too few to support a reliable month-by-month or year-over-year trend, so this report describes the market during the stated window only and makes no claim about change over time. All figures are medians unless otherwise noted.
